Constraints yield opportunities.  A mix of adaptive re-use and new construction, this 41,000 SF, 3100-capacity venue dramatically maximizes every square foot across two merged and reimagined lots.  Tactical analysis and design push the limits of zoning envelope, occupancy and egress, subgrade structural intervention, state-of-the-art performance, and interconnected spatial possibilities.     

spectacular visitor experience starts in the skylit courtyard, framed by flying, folded mass architectural concrete walls, anchored by an elevator and flanked by stairs, accentuated with textures and lighting effects.  From the courtyard, patrons proceed through multiple lobbies, bars and ancillary spaces of unique character, on to the main event spaces.  The larger of the two spaces accommodates 1800, featuring a dramatically-lit and articulated proscenium stage, overhead rigging, and projecting balconies.  The smaller 850-capacity venue is suited to more intimate events, carved out of a historic factory space, with existing structure illuminated.  Ultimate flexibility allows for many uses and combinations of spaces, including bars, production and dressing rooms, catering kitchen, offices, and other support spaces.
