This ground-up waterfront residential building totaling ~140,000 sf includes 140 units, 28 of which will be affordable.  

Expansive semi-outdoor wraparound terraces reinvent the traditional front porch typology in a contemporary, urban context. Porches in the sky are graciously deep spaces with spectacular views, fostering community at the perimeter, and increasingly valued connection to the outdoors in the post-Covid and hybrid work era. They also serve as thermal buffer between interior and exterior, helping provide an energy efficient building.  Exterior stairs extend connectivity to context, encouraging further social interaction.  An unusual comp for brokers to quantify, this old-new residential typology creates unique value. 

Generous ground-floor lobby and amenity spaces open out to the public waterfront promenade.  Rooftop pool and bar welcome residents and public.  Building massing takes a cue from neighbors and steps down toward the water, circulation core is expressed, floorplates are optimized for unit mix and individual layouts, and facades maximize daylight access and viewshed.

Concept design was commissioned in 2023 as capital stack was developed and partners engaged, with construction schedule to be determined.
